Great Deals on Lakes Region of NH Real Estate

Sunday, March 15th, 2009

great deals on lakes Region PoropertyIf you are looking for a good solid home with some acreage you should take a look at the property at 203 Middle Route in Belmont. This is a 2,086 square foot, three bedroom, two bath, 1989 vintage, ranch style home on 5.5 acres that has a really great floor plan. You’ll find a master suite and kitchen on one end of the home, the living room and dining area in the middle, and two bedrooms on the opposite end. The living room has a wood burning fireplace and cathedral ceilings. Downstairs in the walkout basement there is a family room along with a new bathroom. This area could be used as an optional master suite. Other great features include new carpets, kitchen counters, and a metal roof. There is a large storage room in the basement plus a huge three car garage for all the toys. With an asking price of $229,900 it comes in at 87% of the town’s tax assessment of $266,100 which seems like a pretty good deal to me given the move in condition.

Another nice property at 8 West Winds Rd in Moultonborough is currently offered at $240,000, which is 81% of the assessed value of $297,000. This is a short sale so lender approval is required. This cape style home with a garage under was constructed in 2004 and has 1,950 square feet of living space. It features a first floor master suite, two bedrooms upstairs, three baths, a walkout basement, hardwood floors, back deck, and sits on a level 2 acre wooded lot. The low tax bill in Moultonborough make this deal even better.

If you love older historic homes, the Brick House at 525 Province Rd. in Gilmanton’s Historic District is a great deal given the condition and square footage of this property. This Federal Style home was built around 1820 and has 4,500 square feet of wonderfully restored living space and a fantastic attached barn. There are six bedrooms, three baths, nine fireplaces, wide pine board floors, and many other original features of the period. The home was meticulously restored by one of the area’s finest craftsman and has all modern systems in place. This home most recently housed a reproduction antiques and accessory store but would make a stunning residence, inn, or retail business location. Originally priced at $979,000, it has been reduced down to $579,000 OR 78% of assessed value. It seems like a good deal to me, but you still have to wonder what it cost to build back in 1820?
