Great Deals On Lakes Region Homes??

Thursday, June 23rd, 2011

With over 1,300 homes on the market right now in the Lakes Region towns I report on (Belknap County & Moultonborough) there ought to be some pretty good deals out there right now. It really is a great time to be a buyer. Interest rates are still amazingly low, there are plenty of homes in every price category to look at, and prices have fallen considerably. Here are a few properties that may, or may not, be a good deal. You can’t tell what’s a bargain until you go look, but given the fact that the following homes are on the market well under their tax assessment they might be a place to start.

Antique homes don’t seem to be as desirable as they once were, but they do have a certain allure to old home purists if they are in the right location and decent condition. The home at 543 Sanborn Road in Sanbornton is in the historic district. It was once owned and restored by Robert and Richard Wiggins who are well known for their work bringing antique homes back to life. This home was built in 1805 and has 2,426 square feet of living space with three bedrooms, two baths, two fireplaces, wide pine flooring, built-ins, updated kitchen, and an attached barn for the critters. You can get back to basics here although the .86 acre lot isn’t going to allow a huge garden. The property is now bank owned and there will be some repairs necessary. But, the property is offered at only $114,900 which is 44% of the current tax assessed value of $260,700. I would say someone is going to get a great deal on an antique home.

Another possible good deal on a bank owned property is at 14 Highcrest Drive in Belmont. This 3,048 square foot home was built in 1996 and has three bedrooms, one bath, an open concept layout, hardwood floors, front porch, two car garage, and a 1.23 acre lot on a cul-de-sac. It looks like it needs carpets, paint, appliances, and some good old TLC but it is priced at 46% of its assessment at $162,900. It’s certainly worth a look if you are in the market for a home in Belmont.

I like the looks of the home at 246 Durrell Mountain Road in Belmont. The good thing here is that it is not bank owned so you can get some history and disclosures on the property. This 2,036 square foot cape was built in 1988, has three bedrooms, one and three quarter baths, master bedroom suite, a stone fireplace in the living room, attached and detached two car garages, and a 3.74 acre lot. This home is listed at $199,900 which is 67% of the current assessment of $296,400. Good deal? Go see…

There are also some potential waterfront buys out there. On Waukewan there is a very affordable sixties vintage waterfront cottage at 25 Chapman Point in Meredith. Waukewan is a real hidden treasure so don’t tell anyone else about this. Anyway, this seasonal two bedroom, one bath cottage has a little over 1,000 square feet of space, a large eat in kitchen, a fireplace to take the chill off, a deck overlooking a peaceful cove, and a one car garage which has a bunkroom for the in-laws. The cottage sits on a .27 acre lot with 100 feet of owned frontage and you have access to a shared sandy beach next door (not sure what other kind of beach there is if they aren’t sandy?) This property is offered at $349,000 which is 21% below the assessed value of $440,500.

Over on Winnipesaukee at 17 Chipmunk Lane in Moultonborough there is another cottage with three bedrooms, two and a half baths, and 964 square feet of living space being offered at $425,000. It has a master suite (sweet!), a large living room, a gas fireplace, a sunny kitchen, and a detached two car garage with possible living space above for your new found relatives. The cottage sits on a .39 acre level lot with 100 feet of frontage with another one of those sandy beaches and a three fingered dock. This property is priced at 66% of the town’s current assessed value so it just might be worth checking out.

So if you are looking to buy a home, you’ll find plenty of potential bargains. Meet with a REALTOR® and go look. Just remember though, a cheap price alone doesn’t mean that it’s a good deal. You need to consider the repairs or upgrades that need to be done to the property, the all important location, location, location, and whether the home really fits your needs and lifestyle. Don’t just buy the least expensive home, buy the best home for you at the best price possible. That’s a real bargain…

Historic Vacation Home in the Lakes Region

Saturday, April 16th, 2011

Looking for a truly unique vacation home, summer retreat, or possible business in the Lakes Region of NH?

“Fernside” is one of the oldest homes in the historic section of The Weirs. Built in 1889 byJasper & Mary Avery, Fernside remained in the same family and was operated as a guest house until November 2007 when great granddaughter, Beth Lavertue died at the age of 88. After her passing, this remarkable old inn was painstakingly and lovingly restored to its former glory, evoking the charm and simplicity of a by-gone era.

Beth had many stories to tell about growing up around her great grandmother, Gram (Mary) Avery and grandmother, Rose Avery. They were hard working women who tended to the home and were great cooks using fresh foods from the garden and bartering for milk or eggs and other sundries as needed. The guests at Fernside were well fed. Life was much simpler, but was much harder than we imagine. The history of this home and its owners is displayed throughout the home with pictures and maps which add to the charm and atmosphere of this remarkable property.

There are six charming bedrooms, a bath complete with a claw foot tub, a sparkling kitchen, dining room, den, and a parlor for evening storytelling. But the best yarns will probably be heard on the wrap around porch with views of Winnipesaukee. The lovely yard features perennial gardens and flowering bushes.

This wonderful home is located in the heart of the Lakes Region and within a short distance to all Lakes Region attractions, restaurants, and activities. There are plenty of exciting things to do, but you will probably find yourself enjoying the simpler things of times gone by like sitting on the porch watching the boats go by, reading a book,  or perhaps playing a board game in the parlor. This home has that kind of affect on you…

The property is located in the commercial resort zone which would allow various business opportunities for a new owner and the front porch is the perfect place to plan your new venture. Schedule an appointment to visit Fernside soon…

The Garage Mahalic

Thursday, March 31st, 2011

Spring is coming. Nascar has fired up its engines, the sweet smell of racing fuel and burning rubber is in the air, and as the frost heaves recede gear heads begin to think about getting their prized street rod or motorcycle on the road. It’s a time when many men dream about a Garage Mahal. The fact is, put simply, men like (1) garages and (2) basements. You can’t generally reverse that order of preference unless there is a full blown man cave in the basement that includes a well stocked bar, a large flat-screen, and a leather couch. Men don’t care about closet space, the size of the bedrooms, or how fancy the kitchen is. But the bigger and fancier the garage is, the better. Real men care about things like where to store their stuff and where they can go to work on “a project.” Even if it’s not really fancy that’s OK too, the male species likes to mark his own territory and make it his very own. Real men are true Garage Mahalics.

Now before the female readers snub their noses at all of this, it should be noted that most of the world’s greatest inventions were created in a garage including the Wright Brother’s airplane, Apple and Hewlett Packard computers, the automobile, and Flubber. The invention of Flubber certainly explains man’s infatuation with this most basic structure. Let’s also not forget that countless rock bands got their start in this architectural icon. Walt Disney created Mickey Mouse when he was working one night in his garage and saw mice playing cards. Garages helped mold this nation.

What do Garage Mahalics look for? A truly great garage that has at least five bays with finished interior walls and a floor with that fancy epoxy coating or black and white alternating linoleum tiles giving it that vintage 50’s look. Heat and hot and cold running water are a must. The ceilings should be high enough to allow a car to be put on a lift without crushing the roof when it is raised. A grease pit would be a bonus. The Garage Mahal should also have a compressor and a MIG welder. There must be plenty of storage cabinets (faced with shiny diamond plate), peg boards on the walls, and lots of lighting so you can see how great things look. Last, but not least, a big honking stereo.

Part of my job, as a REALTOR®, is to provide the male members of the buying public with invaluable assistance in finding their dream Garage Mahal. This service is intended to lessen the stress involved for couples looking for the perfect home and ensuring harmonious marital bliss. With that in mind, here are properties currently on the market in our area that have achieved Garage Mahal Gold Status:

At the least expensive end of the spectrum, there is a six car garage located at 393 Durrell Mountain Road in Belmont with plenty of height and depth for all your toys. Sitting conveniently next to the garage is an 1,800 square foot two bedroom, two bath ranch with a great open floor plan, cathedral wood ceilings in the great room, stone hearth, two wood stoves, and some closets. This home is offered at $207,000 which is well below the current assessed value of $239,000. Good garage, good deal.

Down in Gilmanton at 271 NH Route 140, there is another six car garage with high ceilings and one bay with doors at either end so you can drive your snow machines in one side and out the other. This garage comes equipped with a like-new 2,593 square foot, three bedroom, three bath cape. The home features hardwood floors, cherry cabinetry and granite counter tops in the kitchen, a first floor master suite, a fully finished basement, and closets. A great garage and a very nice house priced at $278,500.

A car collectors dream garage can be found at 89 Daniel Webster Highway in Center Harbor. There you’ll find space for 16 cars in a 48’ x 80’ heated garage with three 12’ doors, a ¾ bath, and an office. Nice! After a hard day polishing your antique cars you can stroll back to the 1790’s vintage, 2,946 square foot, three bedroom, two bath, renovated farmhouse with closets. The home has a new heating system, 200 amp electric service, windows, roof, and insulation. This property is offered at $459,000 which just a shade over the current assessment of $435,000.

Over at 75 Water Street in Meredith there is an 8,000 square foot toy garage with 14 foot doors on each end. You can surely fit at least eight cars in there, the biggest motor home you can find, boats, or the excavator you have always wanted plus some. The house that comes with this gem is a wonderful lake home that overlooks Lake Waukewan and 180’ of shorefront across the street. It has a great cottage feel with an open floor plan, a country kitchen that opens into the great room featuring cathedral ceilings, exposed beams, and a large stone see-through fireplace that is also visible from the wonderful wrap-around porch. The home has walls of windows on three sides to bring in the sun and lake views and some closets. This property is offered at $879,000 and is sure to excite the most serious of Mahalics.

A very upscale, brick carriage house complete with a clock and bell tower can be found at 224 Dane Road in Center Harbor. This one of a kind garage can hold twelve vintage iron horses in grand style. I don’t think this setting would quite work for old street rods. But it certainly would work for a Ferrari or Porsche collection and given the $3.5 million price tag for this garage a new buyer could probably afford them. The classic Royal Barry Willis brick colonial that comes with the garage was constructed in 1930 and sits on a private 44 acres lot with views of Squam Lake. It has 7,500 square feet of living space, eighteen rooms, six bedrooms, seven baths, seven fireplaces, a bunch of closets, a cozy master suite with a private den, a music room, and a private office. Now all I need is $3.5 million…

Please note all of the above homes have really, really great garages and some closets. It’s a win, win.

Lenders Offering Free Money To Home Buyers!

Friday, September 3rd, 2010

Wow! Lending institutions are making free money available to home buyers! Well, maybe not free, but it is about as close to free as you are probably ever going to get! FHA and conventional 30 year mortgages were at 4.375% when I checked the other day. A 15 year fixed rate was an unbelievable 3.75% and a 5/1 ARM was at 4.125%. These are really pretty extraordinary interest rates! It is also extraordinary, in a bad sort of way, that even with the relatively low home prices, buyers are not taking advantage of this great opportunity. You’d have to conclude that buyers are, well, just way too scared to buy anything right now. So where are we headed? I don’t think rates can go any lower. Maybe the banks will follow the lead of stores like Home Depot, Sears, and Best Buy and offer loans with no interest for 12 months if you buy a home before the end of the year! Maybe they can do like GM does, buy a car, try it for 60 days, and if you don’t like it give it back? Oops, buyers are already doing that! I wasn’t in the business when rates were 15% or so back in the 80’s, but I’m told even with rates that high people were buying homes. It is truly amazing how things change.

I searched the MLS for some potential good deals so that you can take advantage of some of this “near-free” money that is available and came up with a few homes that I thought worth a look. I like the property listed at 27 Lincoln Street in Laconia. It is offered at $144,900 which is 82% of the current tax assessment of $175,800. This solid New Englander has been in the same family for 58 years and has been well maintained. It has 1,580 square feet of living space, three bedrooms, two baths and has replacement windows, vinyl siding, a newer roof, newly paved driveway, a nice three season porch, and a one car garage. You’ll find original woodwork and hardwood floors under the carpet. It just sounds like a solid deal to me!

There is a great opportunity in Gilmanton to own a classic center chimney in the historic four corners area. This home was built in 1810 and sits on a nice 3.8 acre lot at 443 Route 140 just west of the corners. There are four bedrooms, two full and a three quarter baths, an updated kitchen (you won’t need to go to the brook for water), three fireplaces on the first floor in case the power goes out, a two car detached garage. The previous owner had the home on the market for $395,000, but is now bank owned and listed at $189,900 which is 56% of the assessed value of $339,900. If you like older, historic homes this is a great deal. I’m not sure if the place has Indian shutters, but you might need them soon.

Over at 96 Parsonage Drive in Laconia there is a single owner, three bedroom, four bath, Garrison style home built in 1986. This home features two separate master bedrooms, one on the first floor and the other on the second, an oversized eat in kitchen, a formal dining room, a large living room with a brick fireplace, and a two car garage under. If you are looking for privacy, this could be for you as it sits on a six acre parcel of land and you can’t see the house from the street which is OK unless the buyers can’t see the forest for the trees. The home does need some updating inside and out but it is priced at $249,000 which is well below the assessed value of $336,400, so you should have some room to do the remodeling. Parsonage Drive is a great neighborhood off Parade Road with easy access to Meredith as well as downtown Laconia.

So check these homes out if you are looking for a great deal in the Lakes Region of NH.  And remember to ask for some of that “near-free” money while the supply lasts…
