A little about the past owner of this home..
I thought you might like to know a little about the man who built this home. His name was John Desmond. He was born in 1922 in Boston, Mass and grew up there. In 1940 he went to West Point and joined the Class of 1945 which was designated at the D-Day Class of 1944. On the day our troops stormed Omaha Beach, John received his commission as a second lieutenant of field artillery. He entered the European theater of war in September, 1944 with the 879th Field Artillery Battalion of the 69th Infantry Division. They battled their way across the Rhineland and Central Germany until they met our Soviet allies in Torgua. After V-E day, John stayed in Germany with the occupation forces. John had a long and distinguished military career including a stint as an intelligence office in London, commanded the 3rd Missile Battalion in the 517th Artillery at Selfride AFB, served at the Pentagon, in Korea and Japan, commanded the 52nd Artillery Brigade in Highlands NJ, and served as Director of Operations, J-3, at the Headquarters of Southern Command at Quarry Heights in the Panama Canal Zone. he retired in 1974 with the rank of Brigadier General. He had received the Distinguished Service Medal and three Legions of Merit for outstanding achievements during his military career along with two Army Commendation Medals.
 While stationed in NJ, he and his wife Betty, whom he married in 1948, found this little piece of heaven on Squam in 1964 and  eventually constructed this home. John and Betty lived here together for 15 years until 1988 when Betty passed away. John stayed at this spot that he loved, keeping it open to friends and family until he passed away in January of 2009.
John Desmond was one of the old breed, fighting for our country against the Nazies and protecting our country on daily basis throughout the cold war by command of its air defenses. He was, by my estimation, a great man and served his country proudly.
John, his wife, and family loved this special property.  We are looking for another family that will love it as much as them…

iPhones, iPads, and iBodes

OK, so the holiday shopping season starts off with Black Friday and now we have Cyber-Monday to boot! Crazy people are up at 4 a.m. running around the stores in the Lakes Region trying to find that special item to buy before they are all gone. I’m not sure which are the hottest items but I am sure there will be plenty of iPods, iPads, iPhones, flat screens, Xboxes, Wiis, Kindles (and some candles), Nooks, Droids, Blackberries, digital this and digital that sold over the next week. But the big thing is everyone wants to buy something at bargain basement prices. Everyone wants a deal, a steal, something on sale at 25-50% off, a deep discount, or a big bargain. So let’s try and sell some homes on Cyber-Monday at a bargain basement prices, too! Oh, that’s right, I forgot. They have been at bargain basement prices for some time. You just need someone to point them out? Right?

Well, maybe we just need to have a different marketing approach when selling homes. After all, I don’t think they would sell as many Wiis if they had called it a Woo, Wee-Wee, or Waa. Who would have thought to market a phone as a Blackberry or Droid? But, that worked and they are selling by the millions! Calling a place to live in just a plain old “house” or “home” doesn’t have marketing flair. Maybe a new, exciting name for these already deeply discounted homes might excite buyers. So, I thought given the name recognition of the iPhone it would be a good idea to combine it with “abode” to make iBode! The“iBode”will no doubt attract considerable attention in the marketplace this holiday season as the hottest new gift offered at bargain basement prices! Just think, we can offer iBodes while they last at 35% or more off retail pricing! Who wouldn’t want one?

Well, here are a few iBodes to ponder that have been reduced in price significantly since they were first listed. I’m not saying that these are real deals—just that the price has been reduced by quite a bit indicating that, well, just maybe the owner wants to actually sell his iBode. First up is an iBode at 126 Washington Street in Laconia. This is a turn of the century iBode Patriot model with 2,109 square feet of living space, three bedrooms, two full baths and a one car garage on just about an acre of land close to Bond Beach. The price started at $235,000 and they are down to $133,000 and it is a short sale. That’s 57% of the original asking price! Put a sale price tag on that at the outlet malls and it would be gone. I am not saying that the $235,000 original price was correct but at the time they listed it was assessed at $230,6000 so it was probably fair. The current assessment is lower (like everyone else’s) at $151,600 but this seems like a potential bargain with some up side.

Over at 44 Jackson Street in Laconia there is an affordable 1,277 square foot, two bedroom (which could be converted back to three), one bath iBode Intro model that is on the market for $110,000. It was originally offered at $154,900 and it was assessed for $161,500 but that was adjusted down to $110,500 so you know the asking price is right on.

At 46 Pine Street in Laconia there is a 2,856 square foot, 4 bedroom 1 ½ bath iBode Patriot model that was originally offered at $189,900 which has been reduced to $139,900 as a short sale. This solid iBode has fantastic woodwork, pocket doors, tin ceilings, stained glass, upgraded systems, and a fantastic Jacuzzi room above the heated garage. The current tax assessment of $217,000 makes this property one of those steals that you get up at 3 a.m. for.

There is a brand new model, the iBode Contempo, at 3 Sun Lake Drive in Belmont which was ginally offered at $529,000 and has been reduced to $349,000. That kind of sounds like a bargain, but you have to remember, sometimes new models of the iBode have to have the bugs worked out. There always seems to be a glitch somewhere. But this 2,990 square foot  iBode has four bedrooms, three baths, a nice open floor plan with hardwood and tile floors, a screened porch, two car garage, and views of Winnisquam. The seller is “motivated” and this one is offered at a “Blow Out” price. It says so right on the MLS sheet! There’s even a $5,000 appliance allowance that will allow you to shop for even more “Blow Out” deals on some stuff to cook on and keep your beverages cold. With an assessment of $409,400 this sounds like an “American Pickers” no brainer.

This is just a sampling of the great deals on iBodes available today. You can a buy many different models of the IBode and you can even purchase aftermarket skins and applications to individualize your iBode to your own personal taste and lifestyle. The iBode is, no doubt, going to be the greatest holiday gift ever!

Here are a few residential listings that have just come on the market in the Lakes Region that appear to be potentially good deals. If you are into antique homes, the property at 18 Gordon Hill Road in New Hampton should appeal to you. This charming cape was built in 1803 and retains many of its original features such as wide plank floors, woodwork, beamed ceiling, and “crown glass” windows but has also been updated for today’s living. There are four bedrooms, a full and a three quarter bath, an updated kitchen with butcher block countertops, beadboard cabinetry, wood cathedral ceilings and skylights, screened porch, and a two car garage. This property has only been on the market just over a month and is offered at an affordable $215,000 which is 10% under the current tax assessment.

If you are looking for something a little out of the ordinary, check out the home at 873 Cherry Valley Road in Gilford. This property is offered at only $239,000 which is 84% of the current tax assessment of $284,250.

Another home featuring some unique and surprising touches is the property in Gilford at 70 Mountain Drive. If your checkbook is a little thicker, there is a bank owned property at 9 Olde English Lane in Gilford that should make your wife extremely happy. This 4,069 square foot, four bedroom, five bath contemporary home has a bright and open floor plan that is great for entertaining, a first floor master suite, hardwood and tile floors, and a finished lower level. There are multiple decks, a screened porch, a heated three car garage, and even a pond. It has only been on the market a couple of weeks and is offered at $430,000 which is well below the current assessed value of $548,320.

Smart buyers have an extremely rare opportunity in this crazy market to not only have instant equity in the home that they purchase, but they also get to take advantage of the most favorable interest rates ever!

New Construction, Now?!?

While there is not a lot of new home construction going on in the Lakes Region of NH, it is nice to see that there are some homes being built despite the depressed housing market that we are currently struggling through. It is even nicer to see that some of the developments are actually moving product!

The busiest new home development right now is the Villas at Paugus Bay off White Oaks Road in Laconia. These are entry level modular homes priced starting in the 160’s and offered with either two or three bedroom floor plans, two baths, stainless steel appliances, a full basement, and a two car garage. There are several plans to choose from and a few upgrades available including granite countertops and hardwood flooring. These homes are great as a primary residence, retirement, or vacation home. It certainly doesn’t feel like we are in a down market when you drive into this development; there’s a lot of activity going on there! Sales have been brisk. One point worth clarifying on this project is that you actually don’t own the land your home sits on, it is a land lease; kind of like a condominium form of ownership. There are minimal HOA fees to cover lawn care and road maintenance so you won’t need to mow your lawn! The project has 24 acres of conservation area, but the homes are a little tight to each other so you will get to know your neighbor quite well. That’s great if you both root for the same ball team and bad if you don’t.

Another great development that has had extremely strong sales this year is at Willow Pond in the Long Bay section of South Down Shores in Laconia. These high quality, stick built, cape style homes are available in either 1,775 square foot or 2,230 square foot versions starting at $279,900 for the base model. There is a long list of luxurious upgrades so you can individualize your home just the way you want it. The homes have a bright and open floor plan with cathedral ceilings, first floor master suites and laundry, full basement, and a two car garage. The homes have great curb appeal and the builder has paid a lot of attention to every detail. Sales have been strong over the summer and there are only seven lots remaining. This is the first time single family homes have ever been offered in this price range in Long Bay so the response has been tremendous! And with all of the great amenities provided, why wouldn’t they sell ? Long Bay has 1,500 ft of shorefront, a fantastic lakeside pool, beach, walking trails, clubhouse, tennis courts, and dry berths available at the South Down Boat Club. When you package quality new construction, a great price, and outstanding amenities together you get great results.

This developer also offers the same homes at another development called Nature’s View located off North Street in Laconia. Prices here start a little less at $259,900. You obviously won’t get all the amenities offered in Long Bay, but you will get the same quality home in a great new neighborhood. Homes here have sold very well and there are still plenty of lots available. The builder also offers a ranch style home with a base price of $229,900.

The Villas at Paugus and Willow Pond demonstrate that new homes will sell even in difficult market if the builder provides consumers with a truly great value…
