So what’s new for potential deals on residential homes in the Lakes Region of NH? If you are looking for an affordable ranch you should check out the new listing at 222 Upper Bay Rd in Sanbornton. This 1,288 square foot home was built in 2003, has three bedrooms, a bath with double sinks, and an eat in kitchen.. The walkout basement is partially sheet-rocked and can easily be finished for additional living space. The home sits on a private, 3.43 acre level lot. It is priced at $209,000 which is about $10,000 less than the current tax assessment.

If you need something a little larger, take a look at the home at 700 Cherry Valley Rd in Gilford. You will find a solid, 1948 vintage, Bavarian style stucco home with 1,980 square feet of living space. This is a surprising home that has five bedrooms, two baths, a huge family room with a fireplace in the lower level walk out basement, and an attached two car garage. It sits on a two acre lot with a nicely landscaped yard with lots of fruit trees. This home is priced at only $219,000 which is 76% of the current tax assessment of $287,100 so it would appear to be a great deal for someone!

Another potentially good Gilford deal is the house at 39 Oakland Ave in the Gunstock Acres. This contemporary cape style home has just over 2,000 square feet of living space with three bedrooms, two baths, a formal dining room, a living room with a wood fireplace, and a detached two car garage. It is bank owned but has been freshly painted and has new flooring. It is currently assessed by the town at $279,800 but is offered at 78% of that or $219,900.

If you are looking for something a little more rural, then the property at 485 Stone Rd in Gilmanton might fit the bill. This 2,296 square foot garrison colonial was built in 2002 and has three bedrooms, two and a half baths, cathedral ceilings, a two car garage under, and it sits on a 2.4 acre lot. This property is also bank owned and needs some paint and carpets but seems to be a pretty good deal at $174,900 which is 70% of the currently assessed value of $249,100.
